Buying
- Foreigners can buy property in Serbia on the basis of reciprocity; for citizens of Russia and Ukraine it is confirmed (except for agricultural land).
- We check the property in the cadastre: who the owner is, whether there are any encumbrances, whether the building is legalised. Only buy a property with registered ownership.
- The contract is signed before a notary, payment goes through a bank, and then comes registration in the cadastre: you become the owner from the moment of entry.
- A flat you own is a basis for temporary residence.
Taxes and costs
- Resale property
- The property transfer tax is 2.5%. By law the seller pays it, but contracts often shift it to the buyer — we check the terms for you.
- New build
- On the first sale, the price includes VAT instead of the 2.5% tax. First-home tax benefits apply only to Serbian citizens.
- Notary and cadastre
- Fees are set by the state; we tell you the exact amount for your transaction.
- Property tax
- An annual tax at a rate set by the city; paid quarterly.
Rental and management
- We find a home and check the owner and the lease.
- Address registration: the landlord must register you within 24 hours; you will also need the lease for temporary residence.
- Trust management of your property: finding tenants, contracts, payments, upkeep of the flat.
Requirements depend on your situation and change from time to time. At a free consultation, we will review your case and tell you the current requirements, timelines and costs.
